Super Easy! You don't even let it haze, just apply it to a small area then wipe it down before it dries & continue!
It's a bit on the expensive side but you use SO LITTLE that this will last me the rest of my born days.

Looking good there RTF

P21s is one of the easiest carnubas to work with and is very highly rated among the detailers.. Did you just apply carnuba or did you multi-step?

Prior to the P21 was a sealant containing teflon. I could have just left it at that but I just had to mess with it some more. You know how it is.

That's a beautiful home! I love brick! You need some colorful poseys in the yard!

If you could plant that house out here in one of our nearby towns, you'd get about 1.5m for it! More in San Jose or Blackhawk!

Thank you. I did plant about 50 flowers in the bed in front of the house today. They are hard to see because of the mulch. 1.5M??? Dear God Above. We will be asking somewhere between 165K-170K

In our "lowly" neck of the woods.... it's would be about 600K-800K or more depending on the lot size. We live in a track, so there's 4 or 5 floor plans.... but they do still have some "custom" home areas & they go for more. My buddy lives in Brentwood, the next town east.... her home appraised for 700K last year & it's a single level, ranch style, about 2500 sf. I think it meanders a bit too much.... there's 3 bedrooms one way & a couple more the other way, with the kitchen & large living room being between.... it's on nearly an acre. They're updating....again..... this time jacuzzi the master bath....

ohhh!!!! sounds a little cheaper than pittsburgh!

my guess is a similar looking house around here would probably be 250k or so.

if i was still married and didn't have a car payment, i COULD afford that!

so there is hope for me, just need a man who makes more money than i do or who has no car payment! :lmao:

170k? My house is only 1.8k sq.ft. & realtors are pestering me to sell at around 600k. This is about the median price around my area. Wish your house was nearby but then again I don't have 1.5m to 2.0m to buy it around here.

geni01 you can do better than that. My neighbor just sold his 1.8k sqft house for $710K.

There was an article in the Chronicle the other day about the booming market in Vegas, and how there was recently a "correction." A housing developer lowered prices from like $240K to $180K or something...here, ya gotta friggin line up for houses, even if the development is in the middle of nowhere. I've seen waiting lists out by Livermore and Tracy of over 1000 people waiting for under 100 houses.

Makes me wonder how people survive. Put it into consideration, my friend bought a $550K house with standard 20% down and their mortgage is over $3300 a month...not to mention property tax, which might be 5 figures a year. I don't know how people come up with that kind of money, but if I had it I'd move elsewhere :thumbsdow

This will really get ya' -
When this house sells we are moving to Brownsville TX, as far south as you can go without being in the ocean.

A house we are considering there is a 4/4/2 2780 sq. ft. on 1 1/4 acre.......they are asking $109,000!!!!!!!

My best friends parents sold their house here (Concord ) for 500K last year & moved to TX..... they had one built & land with everything was under 300K. I've heard its beautiful!

Hey, I knew someone from Brownsville! Back in the AF days. We were stationed in Tucson. He was a "gopher". He babysat one of the BIG 7 story missles & got special permission so we could take a tour. If they still make people like that there, it would be a great place to live! :D

My mom's 3/4 acre with a house in NV was 40K three years ago. Her down covered all but 9K! I just can't imagine paying less for a home than a car!! Of course, I couldn't handle living in the desert though! I drove myself nuts in PHX trying to keep out lawn green the 6 months we lived there! I didn't know their bermuda grass goes dormant in the winter..... watered the stuff till the house nearly floated away!! :lmao: I thought the people there just didn't water their lawns in the winter.......

Look at the southern tip for Brownsville....
It's a 5-6 hour drive from Austin.

Yep, WAY down at the bottom. Isn't that where one of the infamous hurricanes went through a long time ago??

Mom had a friend that used to go there twice a year to winterize & unwinterize an old family home. She went with him several times. Being from here was facsinated by the warm water.... our ocean is cold.....

Why are you thinking about moving way down there??

My sweetie retires in about a week and we're both tired of the Austin area. The cost of living is considerably less down there and we're almost on the ocean. She is from England and really misses the salt water.

Since retirement means less income, (for a while until we're re-established) a move to a smaller town with its lower cost of living makes sense to us. The surf & sand is another biggie. A slower pace at our age will also be welcome.

Boy! This thread has really gotten:
