RTexasF 05-13-2005, 07:23 AM We have worked for months and spent many, many $$$ to get it ready for this very picky market.......now we wait.
Now it is maintenance each day to keep it primo while awaiting a realtor call.

Guess I never realized how true that is. Ironically we are going farther south where living will be less expensive.

We did have a realtor come by today to scope the place out for a client. I never knew how quickly I could vacuum and rake seven rooms of carpet!!!! NO, it's not shag, the rake makes it look super fluffy. :D

Princess is correct about open houses, especially in Silicon Valley where the Medium home prices in Santa Clara is now approx. $750,000!!! :eek:
Last month some of the homes my wife worked with sellers & buyers experience multiple offers, where homes that were staged for open house garnered 3 to 8 offers. (Crazy artificial inflation senerio)
This month it's slow down to around 2 - 5 offers depending if it's a single family home, condo or town house!!!
My wifes relatives in San Antonio Texas wants us to retire there were we can get a larger home with land for $$$ less vs. Silicon Valley!!!
Anyway, if you do have an open house, try to remove any personal touches that made it your home, like refrigerator magnets, dust collector's and magnetic board messages and scribble! I'm sure your Realtor will fill you in with all the details to make the house look staged!

Along with the MLS, Broker's Tour & Open House standard realtor process, my wife would also advertise using Craigslist.org (http://www.craigslist.org/). It's a free (for now?) advertising website that accessible from the Internet. I would link up the extra property photo's from Webshots to those Craigslist ads so the renter/buyer can see actual photo's of said properties.
Last year, my wife was advertising a rental in Palo Alto (http://community.webshots.com/album/130031032gYCmUG), I added the photo's of that property and she actually received a phone call from France.
Another rental ad for Cupertino (http://community.webshots.com/album/41987649XHhfpS), she received a call from the Netherlands (professor to work @ Stanford U. for a year or so) - so Craigslist works and is part of her process.

We're still about 10 years (me anyways) from retiring, but San Antonio is an option, ... Hawaii is another!?!? But thanks for the hint to look at the hill country outside San Antonio. My wifes relatives in Hondo consider their part of the world as hilly country!!! :yes:

Hawaii requires tons of money which I'm sure you know. I was stationed there in the late 60's, early 70's and it cost a fortune then. I can't even imagine now.

My wife’s grandmother lives about 7-8 miles from Hondo (road ?? out of town that goes towards Devine) and her ranch is definitely up in a rolling, (though small but higher altitude level than Hondo) hill. When we left her house (1/4 mile to the main road), we definitely head 'down' the road towards Hondo. Her uncle was at one time the Football coach for their local HS! His wife (from England - met while stationed there - yep she has a British / Texas accent) once owned the old Cinema Theater in Hondo.
We visited last year in July (about 3 month's after my wife's mom passed away) so she could spend time with grandma she's about 90 years old (my wife's mom was her oldest). That was the first time I saw fire-flies :yes: after the sun set - back yard of her uncles house - we had a good ole' Bar-B-Q!!! :thmsup:
As far as Hawaii goes, my wife keeps an eye @ some of the property listings in Kauai where we have some friends. We should of bought 1-1/2 to 2 years ago when some of the property was still reasonable, ... around $250,000 to $300,000, ... presently it's almost doubled for the same types of units (condo's, townhouses & some single family homes) . At this time, it would just be a income property investment, ... so who knows???

Well we had two house shoppers today. The first realtor was two hours late, didn't sit right with me since I've been up since 2AM.. I wanted my nappie!!
The first couple stayed five minutes. The next folks stayed 12. You just never know what they are thinking.

Not a single showing this past week. The flyers (front yard) are still going out 2-3 a day. We're trying not to get discouraged.

I've done it when having strangers over to relax them.
Are other houses in your area selling? In this area....not all over the bayarea, houses sell within a week or so. A fixer upper in Concord owned by some extended family sold last week, it was put on the market for 8 days. A condo here in Antioch owned by friends sold on day 3, & they bought a house it's second day out.
I think most things just go faster out here. We talk fast & bustle all the time! We aren't known for our patience! :D
You'll get them sold.... I'm sure of it! :thumbsup:

My feeling is that staging is essential and I've NEVER spoken to a realtor that thought differently. By removing all of the personal items (seen as clutter by a potential buyer) the rooms look larger. We rearranged furniture to maximize the space in each room and put 50-70% of our belongings in storage. There is a terrific TV show called "Sell This House" that shows what a little paint, storage, and rearranging can do to maximize space and light.
Selling time here is 60-75 days so I'm not worried....yet.
We are both anxious to get out of Austin and on with our lives in a new city. Just the thought of starting over and job hunting @ 56 is enough to drive me to Maalox!

Since there may be only 30 minutes notice before a realtor brings a customer over, there isn't really time for that. I put a drop or two of vanilla on the stove burner and it smells like someone has been cooking goodies.

THAT would prompt me to get another realtor!! I realize that markets are different in different areas but that doesn't make sense to me.
You are driving along and see a house for sale......
Are you actually going to stop, find a pen & paper to write the address down or jump out and pick up a color flyer that gives all the essential information on that property including all contact info for the realtor, website for more pictures, etc?
I'll grab a flyer every time.

We both want to move closer to the ocean. We're also quite tired of Austin's traffic, cost of living, and yuppie atmosphere.
What will I do? For a while I'll likely sell boats again. I'm very burned out on it due to the outrageous hours required but I can make some decent $$$. I'm trying to stay out of retail sales but it may be necessary for a while.
I have slowly been building an inventory of car detailing supplies and plan to go to that full time eventually. I'm doing it now in my driveway, got a Jeep Liberty to do tomorrow as a matter of fact. It will be a tough one.....it's only two years old but when I saw it I wondered if it had ever been washed or vacuumed!

Just dont do what my greatgrandmother did when she sold her farm. Everytime a offer was made, she would go up on the price. She knew the land was wanted for a clap trap houseing development. Sure enough, drive by now and theres a houseing deveopment there.

hopefully they aren't like my ex and i were when we started looking. could afford the monthly payments and wanted to get in on a house at the time, but couldn't afford the closing costs without draining our account, so we made offers higher than what we would've otherwise and asked for the seller to pay closing costs. (eventually we found a loan that helped us in that regard instead, but we had also found a seller who was more than willing to pay the closing costs because we were not asking to do a home inspection or anything-had my dad do that instead of paying someone, so we knew exactly what the place was worth to us despite it's shortcomings.)
anywho, keeping my fingers crossed that they'll accept your counter offer! ;)

The "new owners" were incommunicado for the remainder of the day........WTF?
Maybe they found another house, who knows? Hopefully we'll find out something today. Our trip down south to house hunt may or may not happen depending on someone getting in touch with them. :furious:
They have already shown that common courtesy is not one of their attributes, today should be interesting to say the least!

Our realtor will confirm today that there is no problem with their loan, none is suspected but at this point we're on pins & needles.

My sweetie has printed out about 15 from the internet which we'll go see this weekend in addition to what our realtor has to offer which will be on Monday.
Let's see........NO TWO STORY, old knees ain't what they used to be. 2000+ sq. ft. 3/2/2. Prefer 2nd hand because yard, trees, etc., will be established. We're too old to watch a sapling grow to maturity. Prefer something with a resaca (pond) in the backyard but those are rarely sold or snatched up immediately.
We both realize that compromise will be the order of the day so open minds prevail..........what's left of them after all this crapolla :)

inspectors will find something. they always do. friend sold a 3 year old townhouse, nothing wrong with it, inspector found a nice list and buyer insisted on everything being fixed or they'd back out fo the sale. :rolleyes: silly if you ask me. they picked on how the deck was attached (um, builder built it to code when the place was built 3 years prior.....). they picked on how a door didnt shut (dumb butt inspector didn't look at the fact she had an over door towel rack and that's why it was a snug fit to close it...) some weather stripping on garage door needed replaced according to inspector. etc, etc, etc. he picked on an outlet not being grounded properly. mind you, my friend had an inspection done when they bought the place a year earlier and none of this was found in their inspection.....:rolleyes:

princess 11-10-2005, 09:05 AM THIS house shouldn't have passed inspection! I bought knowing it was a fixer.... but sheesh! I'd planned it all being cosmetic. Instead we had to re-subfloor the master bath, do major plumbing stuff.....gut the front bath....
Here, there's no lisence for being a house inspector. :paranoid: You just hang a shingle & make business cars. Shane (our nephew) is one. He went through a school because he lived in NV & they do require a lisence. Then moved to CA & just had cards made. Now he's in ID & isn't doing it there.
I wanted 4 bedrooms, at least 2 baths, an RV pad, a fireplace & a familyroom when I was shopping for this one... that's what I got. Our first agent kept showing me 3 bedrooms, 1 bath....no fireplace, no RV pad.... So I did my own shopping & found this one. No regrets. It's not huge, but it had all my requirements plus the pool!

True, but here in California, buyers are aided by laws requiring sellers to disclose considerable information about not only the condition of the house itself but also potential hazards to the house from floods, earthquakes, fires and the environment.
One advise that most Realtor's will inform the buyer if they want to hire a professional inspection, ... is to make sure that the person they use is a member of ASHI (American Society of Home Inspectors). Inspectors who are members of ASHI must pass technical exams, meet specific standards of practice, and, as a condition of membership, are not permitted to do contracting work.

Nothing like living a soap opera. I asked our guy to check that ALL involved parties had their financing in order before we head em up southbound.
He called back and said that the people buying the house of the folks that want ours don't have everything 100% yet. Their money is coming from a pension fund and is not in hand yet.

That's true.... I think he paid something like 3K for th exam & getting in the list. the test was less complex than the NV. He's not allowed to recommend anybody for repairs, not allowed to actually say "it's not up to code"....just advise they hire someone like an electrician, plumber, etc. I kept teasing about him recommending Jacob for the electrical repairs.... :lmao: He'd sternly say he's not allowed to... I knew that....I was just funnin'. :D
Our sellers weren't very truthful about this place...but it was a fixer-upper & we knew going in that we'd have a lot of work to do. I don't think there's anything original left! Technically the wood cabinets are the original ones, but they've all been stipped & redone.
I've been pricing property up by Redding....um, we'll see....

$200k in New York will get you an outhouse... Okay, it'll probably get you a condo if you look hard enough. The lowest priced houses I was looking at in Queens were around 350-400k. It's a real pain in the butt here. Most people I know are either working two jobs or are married with two incomes or had their homes a damn long time... One more reason to move out of here.
In NJ to get something for that price you have to go south. In NY to get something for that price you have to go upstate and commute 2 hours to work. I know one guy who commuted from WOODSTOCK to NYC every day. 3 hours each way wasted in commute time.
My mom in central FL paid $110k for her house and it's pretty nice. She lives 20 minutes from work. Hmm maybe it's time for me to move there.
The housing market is really insane now.

Cut to the chase........A couple came by this evening to view the house (second time for him) and made an offer. This is a REAL relief since it appears the first offer peeps can't get their house sold.........waaaay to much caca involved with them.
Get this, the offer by party #2 is $1000 higher than the first one and no house to sell. In other words no contingencies! Also it will yield another 1.5% to us if it flies! They will put a chunk down that should get the loan bought unless there was a repo last week.
We are ELATED!!!!!!!!!!!!!!!

In the meantime I've packed up most of the garage and we have moving estimators coming Mon. & Tues. We drove by the buyer's house today. The for sale sign was still in the yard but there was a POD in the driveway! We're going on faith at this point.

We're not jumping for joy yet but it's a damned sight better than being totally disgusted and ready to pull the house off the market until spring!
It would suit us just fine to be waaaay south of here and in our "new" house by Christmas. If we have basic furniture and 500 unpacked boxes to look at that's okay.

My uncle's friend last year bought a house in AZ for $300K, this year it's up to $450K...my friend's dad 2 years ago bought THREE houses in Sacramento new neighborhood for avg $270K each, sold last year for about $450K each. :nuts:
