Be VERY careful! The prince has worked where they used coating on the floor & it made it "slicker than snot on a door knob" (as my daddy used to say)

I suppose it would depend on what you get ON the floor. A shop would have oil, solvents, coolant..... Our garage would be more likely to have saw dust & electronic debrie now. After sweeping we actually use the shopvac on it!:)

Floor sealers are great for ease of cleaning. I went a little different route. My garage is carpeted. Granted I don't use my garage for cars. It is a work shop. To clean it, I open the garage door, and break out the leaf blower. :D

I agree with the aid in keeping it clean.. I use a hose and squeegee quite often.. With a 25 cf deep freeze and 20 cf fridge I try and keep as clean as possible, I sure don't want to risk contaminating my Garage with food stuff..ha ha

The sealer w/fleks would also make it more appealing to stand on while having a cold one!.. Bruhahaha..

Plus an added resale value for @500 bucks..

As for slickness. They have a texture/grit additive that you can put in the mix as well..

Exactly how spotlessly clean does the floor have to be to be able to paint it?

You need to try and remove oil and stains as much as possible for paint/sealer to bond properly...
I don't know if you looked at the link I posted, but after cleaning you need to etch floor with muratic acid also.....

When my garage floor was new 6 years ago I covered it with an epoxy covering from http://www.epoxysystems.com/products.htm, and I think it was product 100 & 105. Back then you couldn't buy the kits in Home Depot like you can now. The covering I put down is impervious to any chemicals, but apparently the moisture in the concrete is seeping up and causing the covering to come up in spots. I think if I could do it again I would use a concrete stain instead of a coating.

If you do go with an epoxy coating, I read you're supposed to wax the floor where your car tires sit to prevent the coating from being pulled up by the tires. I also broke alot of the covering up in my workbench area simply by dropping tools and other assorted objects on the floor.
